Service Animals & Emotional Support Animals
Zati Realty Group, Inc. complies fully with the federal Fair Housing Act and Washington State fair housing law regarding service animals and emotional support animals.
Service Animals
A service animal is a dog that has been individually trained to do work or perform tasks for the benefit of an individual with a disability. Service animals are not considered pets and are not subject to pet fees or breed restrictions. A tenant may request a reasonable accommodation to keep a service animal.
Emotional Support Animals
An emotional support animal (ESA) provides therapeutic benefit to a person with a mental health-related disability. ESAs are recognized as a reasonable accommodation under the Fair Housing Act and are not subject to pet fees or breed restrictions, provided a valid accommodation request is submitted.
How to Request an Accommodation
- Inform Zati Realty Group, Inc. of the need for a service or emotional support animal as a reasonable accommodation.
- Provide documentation from a qualified medical or mental health professional verifying the disability-related need (for ESAs).
- Service animals trained to perform a specific task generally do not require medical documentation of the disability.
- Requests are reviewed promptly and may not be denied without a valid reason under applicable fair housing law.
Responsibilities of the Resident
- The resident is responsible for the animal's care, supervision, and behavior.
- The animal must not disturb other residents or damage the property; the resident is responsible for any damage caused.
- Animals must comply with all applicable local licensing, vaccination, and leash requirements.
- A valid accommodation does not waive responsibility for property damage or nuisance caused by the animal.
Equal Housing Opportunity
This policy is provided for general information only and does not modify any lease agreement or supersede applicable law. Where a conflict exists between this policy and applicable fair housing law, the law controls. Questions about accommodations should be directed to our Marysville office.
