Zati Realty Group, Inc. applies clear, consistent screening standards to every application. Below is a general outline of what prospective residents can expect.

1. Income Requirements
- Gross monthly income must be at least 2.5 to 3 times the monthly rent, depending on the property.
- Income must be verifiable through pay stubs, tax returns, or employer confirmation.
- Self-employed applicants may be asked for additional documentation, such as business tax returns or profit-and-loss statements.
2. Credit History
- A credit report is obtained as part of the application process.
- A minimum credit score may apply, varying by property and owner requirements.
- Collections, judgments, or prior evictions may be considered in the review.
3. Background Check
- A criminal background check is performed in compliance with applicable federal, state, and local fair housing laws.
- Each application is reviewed on a case-by-case basis following consistent, documented screening standards.
4. Rental History
- Previous landlord references may be requested for the past 12 to 24 months.
- Eviction history, lease violations, or outstanding balances owed to prior landlords may be considered.
5. Identification & Application
- A valid government-issued photo ID is required from each adult applicant.
- A non-refundable application fee may apply per adult applicant.
- All adults intending to reside in the unit must complete a separate application.
